The Austin-area housing market’s declining inventory and  sales trends are creating an increasingly competitive housing market across all prices. Homes are selling faster than we can list them. This trend has led to a smaller inventory of active listings available to buyers and an increase in competition for the home buyers in the market today. 
 

The April 2018 single-family housing statistics for the Austin-Round Rock is as follows:


$316,000Median price for single-family homes, 3.8% more than April 2017

51 – Average number of days homes spent on the market, 2 days more than April 2017

6,154Active home listings on the market, 2.8% fewer than April 2017

2,611 – Single-family homes sold, 4.1% more than April 2017

4,139 – New home listings on the market, 5.6% more than April 2017

2.4 – Months of inventory, 0.2 months fewer than April 2017

$1,055,410,883– Total sales dollar volume, 13.7% more than April 2017
